Tiled Roofs

It is an industry recommendation that every 8–12 years, a licensed tiler be engaged to check on tiled roofs to ensure that any dislodged/cracked mortar joints and any cracked/damaged tiles are repaired.  As a fresh start measure, in addition to my findings and comments above, I recommend that a licensed tiler be engaged to provide a more specialist survey of this roof so that any maintenance can be attended to and any potential leaks can be averted.  Despite age, tiles can get damaged in adverse weather and any indiscriminate live loads (walking on the same) and occupants are often not aware of such damage until rainwater enters into the ceiling void often causing damage.  Tiled roofs, gutters and downpipe outlets should receive due care and attention, just like any other part of the building.
