PEST INSPECTIONS

The conditions and scope for a Timber Pest Inspection, on a Residential Property, are outlined within the Australian Standard AS: 4349.3 – 2010. In essence they are intended to identify evidence and visually observable damage caused by Timber Pests, assess the susceptibility of a structure to Timber Pests and lastly to make recommendations on any further investigations the inspector may feel are required e.g. invasive inspections and corrective, remedial work that could be done to minimise the potential of concealed termite entry into a structure. The only Timber Pests that are inspected are subterranean and dampwood termites, borers of seasoned timber and wood decay fungi.

Like the physical inspection process for Building Inspections, Timber Pest Inspections are carried out in a visual and non-invasive manner. This results in limitations regarding visual accessibility to some areas e.g. behind furniture and storage items, behind wall and ceiling linings and under insulation etc. Notwithstanding these limitations, providing an inspection is performed in a thorough, committed manner the information within a report can be extremely beneficial and a great tool for a purchaser of a property, or for a vendor who is preparing to sell their home.

Our unwavering commitment to all of our clients, when we are engaged to conduct a Timber Pest Inspection on their behalf, is that we will apply 100% effort and commitment to the actual inspection process and that we will apply and impart all of our expertise, skill and knowledge to the inspection and in the generation of the subsequent report. Most importantly however is that we will take whatever time we require to ensure a physical inspection of all available and accessible areas is carried out by the consultant. We make sure we have done the most rigorous inspection, which subsequently ensures that we can provide the best possible report to our client. We also have a range of tools available to us, which can at times assist us during an inspection e.g. thermal camera, moisture meter, bore scope etc.

Our reports are extremely comprehensive and explanatory, with digital photography included to demonstrate findings to clients where necessary. Our reporting style is unlike a great portion of the Timber Pest Inspection Industry, who provide a very generic ‘tick and flick’ variety of report.

We know how important our role is to our clients as we are providing information to them on one of the biggest decisions most people make. Accordingly we treat every inspection we carry out with the respect and focus it requires. We believe our inspection approach ensures our clients are in the best possible position to make the most informed decision about the purchase of the property in relation to Timber Pest Matters.
