USEFUL INFORMATION

 

General Property Maintenance:

Ensure the structure is completely waterproof at all times, especially the openings and penetrations for the building.  These include roof penetrations, chimneys, service penetrations, plumbing pipes, whirly birds, skylights etc and the windows and doors for a property.

When Selling a Residential Property:

Be proactive and transparent to purchasers.  Don’t try to conceal anything, as if you do and it is discovered it will probably cause great resentment and suspicion from the purchaser e.g. what else are they hiding from me?

When Buying a Residential Property:

Be proactive with your potential purchase by asking about any historic, current or ongoing issues the property may have had e.g. has there been any stormwater issues and moisture ingress into the structure?  Is there any issue with sewer drainage blockages?  Are there any disputes with adjoining property owners?  Are there any easements or restrictions for the property? Has the property ever had any termite intrusions and damage?
